Still Seeing Patients: Providing efficient structural designs and seismic upgrades for an occupied medical office space in a dense urban environment.

This downtown Seattle project included a new six-story medical office tower, comprehensive seismic upgrade of an existing seven-story medical office building and simultaneous expansion of an underground parking structure. The building features a subterranean pedestrian tunnel linking the building with Swedish Medical Center. Swedish Health Services’ transplant group and Seattle Medical Associates are among the tenants of the ultramodern medical space.

Project Highlights

  • The existing three-story underground parking garage was expanded to five levels, providing a total of 320 parking stalls. DCI’s designs made it possible to nearly double the size of the parking garage while maintaining three perimeter walls, saving time and money compared to a total rebuild.
  • The design of the garage and tower addition mostly utilize mild-reinforced concrete slabs, with post-tensioned concrete beams used in select areas to achieve the long spans necessary to accommodate the building’s layout. The use of mild-reinforced slabs was vital to ensure the building had the flexibility to incorporate future tenant improvements.
  • The existing seven-story medical office building underwent a comprehensive seismic upgrade to bring it to the standards of Class “A” medical office space. Carbon fiber wraps were utilized to provide additional lateral support to the existing concrete slabs. DCI’s designs made it possible for the building to remain mostly occupied throughout construction.
