Trade Assembly: New union hall built for seismic performance

Local 38 Plumbers Union Hall is a new four-story, 30,000-sf building on the larger Brady Block mixed-use development in downtown San Francisco. The Type IIIB structure includes office space, a gym, large grand hall for gatherings, and one partial basement level. The Union Hall is built over a BART tunnel, so extensive soil structure interaction modeling and review with the geotechnical engineer was necessary.

Project Highlights

  • Since the building is situated over a BART tunnel, the structure was designed to a higher importance factor as required by code by BART regulations.
  • Structural team engineered the structural steel framing system which included brace frames incorporated into the basement to provide seismic and lateral force resistance.
