Waterfront Place is a new, redeveloped community on Everett, Washington’s waterfront esplanade. The redevelopment transformed the area, once known for its warehouses and log mills, into a walkable metropolitan scene with shops, restaurants, and apartment buildings. DCI Engineers had the opportunity to design the structural system for two new residential apartment buildings on the waterfront called The Sawyer (135-units) and The Carling (131-units). The buildings total 250,000-sf of space between them.
DCI designed the foundation of the two buildings with concrete mat slabs to prevent issues with liquefaction due to the site’s proximity to the water. Grade beams and stem walls support bearing walls and wood shear walls above the ground floor. Wood joist framing and wood beams support the shear walls, ceilings, and floors in the buildings. Flooring is made with lightweight wood topping in carpeted areas and acoustic mat on hard floor finish areas.
